1. Reporting Expertise

Government regulations that pertain to affordable housing are numerous, complex and ever changing. The management team and professional staff at KMC are adept at dealing with state agencies, the U. S. Department of Housing and Urban Development (HUD), state LIHTC allocating agencies, and Internal Revenue Service and meeting the specific reporting requirements of each. With KMC, you can be sure that every property is tenanted and managed to deliver the maximum in allowable tax credits.


2. Experienced Management

KMC handles every aspect of a project efficiently, professionally, and with total accountability. We serve our tenants through a variety of social programs for seniors, after school activities for children, beautification of public areas and full maintenance of all properties. We serve our investors by keeping costs down, honoring timeliness, and maintaining our long term passion and commitment to Affordable Housing.

KMC has experience in managing 100% Project Based properties with a portion of the units supported by a Project Based Contract. KMC staff is certified in both the management and compliance of Project Based Section 8 Contracts, as well as interfacing with the oversight agencies who administer the contracts.


3. Low Income Housing Tax Credit: Section 42:

KMC has a vast experience and knowledge of the Low Income Housing Tax Credit Program (LIHTC) combined with various HUD subsidy programs. KMC also provides LIHTC consulting services. KMC is one of the pioneers of the HUD’s Rental Assistance Demonstration Program (RAD).


4. Senior/Special Needs Housing

Government assisted senior housing is of special interest to us, as well as specialized populations. Moarij Khan, our in-house consultant , has been personally involved with senior housing Section 202 program, Section 221 (d) (3), Section 221 (d) (4), Section 223 (f), Section 8 and the VASH programs.


5. Services

KMC provides the property management services to Low Income Housing Tax Credit Projects, and U. S. Department of Housing and Urban Development (HUD) subsidized projects.


KMC also provides management consulting and third party book keeping services.
